Housing Provider Breached Standards Over Multiple Safety Issues

Cheshire Peaks & Plains Housing Trust, which manages around 5,000 homes, breached the RSH’s Home Standard, causing “the potential for serious detriment” to its tenants, a regulatory notice said. It has buildings where actions from fire risk assessments have not been carried out and “hundreds” of homes where electrical safety checks have not been completed, the regulator found. The association is also “unable to evidence” that it has done work relating to “a significant number” of actions following domestic asbestos surveys needed to remove risk to tenants. Council Breached Home Standard Over ‘Long-Standing’ Safety Issues

In a regulatory notice, the RSH said it had ascertained that, over a number of years, Lambeth has had a significant number of overdue remedial actions arising from fire risk assessments (FRAs). This included some FRAs considered within the borough’s own classification system to be “intolerable” or “substantial”, the regulator said. The regulator said that it had also concluded, through its engagement with the provider, that there had been failings across Lambeth’s statutory duties relating to asbestos management and gas safety. ALMO Under Review Following Home Standard Breach

Gateshead Council, which owns around 19,000 homes, agreed last week to immediately update its management agreement with The Gateshead Housing Company (TGHC) and set a two-year deadline to decide the organisation’s future. In April the Regulator of Social Housing (RSH) revealed that Gateshead Council had breached the Home Standard by failing to carry out fire risk assessments properly, as well as asbestos surveys and electrical safety checks. Measures in the new management agreement include new performance metrics for TGHC, covering a range of safety and housing management areas, plus a new regime of monitoring meetings with the council.
