Fixed Tenancies Will Boost Demand for Services

Ending security of tenure could increase the demands tenants place on landlords, an expert has warned. Dr. Anthony Lee, director of development and residential consulting at BNP Paribas Real Estate, said the move would make tenants increasingly vulnerable. ‘Tenants will have huge support needs so management will become more difficult,’ he said. In the comprehensive spending review the government proposed that social landlords should increase rents to 80 per cent of market level, and end lifetime tenancies for new lets. Mr Lee suggested the rent rise ‘could see an explosion in the housing benefit bill’. Richard Blakeway, director of housing for the Greater London Authority, said the capital would need some protection from plans to cap benefit payments. Read more on Inside Housing.
